Plans were approved in late 2022 for a new neighbourhood at Top Farm, comprising 1,700 new homes, new primary and secondary schools, and a mixed-use local centre.

We’re now consulting local communities on our planning application to deliver the next phase of development – Top Farm Phase 2 and Phase 1ciii.

Our consultation will run from Friday 8th August to Friday 22nd August.

The story so far

Since receiving planning permission, we’ve been busy delivering Phase 1 of Top Farm. This includes building a range of new homes that meets current housing need and creating an inclusive and sustainable community, across private sale, private rent and affordable tenures. 25% of homes will be affordable housing, enabling local people to access good quality homes. 

In addition, we’ve been busy completing a brand new secondary school that will open to students in September 2025.
